Due to their listed status, tax advantages and high rental yields, manors in the Rhineland offer attractive prospects for capital appreciation. With a holding period of 12 years, net yields of 4–6 % p.a. are realistic. Historical examples even show total increases of over 100 % over longer periods.
Tax depreciation models:
The first listed manor houses in the south of Cologne, developed 40 years ago, had a sales price of the equivalent of €1,700/sqm at the time. Nowadays, they do not sell for less than €5,000/sqm.
A manor house in Erftstadt near Cologne had a sales price of approx. €2,900/sqm 13 years ago. Recently, four sales were concluded at an average price of €4,300/sqm.
A residential complex with large units in the south of Cologne is currently being resold at prices starting at €5,000/sqm, while the original costs were around €3,950/sqm.
A particularly exclusive estate in north-west Cologne originally had a price tag of €3,850/sqm. Last year, these residential units sold for between €5,500 and €6,600/sqm.
