Old manor house in the surroundings of Düsseldorf

The project

The listed, historic “Gutshof” in the direct vicinity of Düsseldorf has a very good infrastructure and an extremely high recreational value. With its quiet residential area and spacious garden, it borders on the restored neighbouring estate and is surrounded by magnificent trees. In the former horse stable with barn, 11 maisonette apartments and a ground floor apartment with a total of 1200 sqm living space are being built in line with the preservation order. All apartments have a terrace and their own garden and also benefit from the large communal garden. Most of the upper floors have additional balconies or loggias. Everything is designed to enjoy the peace and quiet in the greenery away from the streets to the fullest. Through a generous gate system you can reach the protected and quiet green and living area of the estate. Shielded by a wooded area, 14 garages, 14 parking spaces and three roofed bicycle stands are available on the 6500 sqm large property. The high quality of the project implementation in combination with a unique architecture ensures maximum security and high investment protection.

The history

The manor was originally a fief of the Gerresheim monastery before it came into the possession of the Neuss Clarisse family in 1304. Around 400 years later Heinrich Weidenfeld bought the farm at auction. A stone above the archway commemorates his son Peter-Josef Weidenfeld (PJW 1854). After the manor house had been restored some time ago, the owners who remained in the manor sold the Wenner horse stable and barn to the present owner.

The situation

The quiet park location without car traffic maintains its living quality through generous garden meadows, surrounded by a high tree population with a wide view of the adjacent fields. A special comfort for every resident to enjoy this peace and tranquillity from their own terrace.

The ambience

The perfect harmony of historical roots and modern design language makes successful architecture worth living. Old building fabric is skilfully combined with industrial-looking girders and constructivist steel and glass elements – in between accents of filigree, satin-finished stainless steel. Transparent walls and accessible ceiling elements made of + glass as well as atriums create an airy feeling of space, while wooden floors are grounded in warm natural tones. Manor houses with attractive loft architecture and a symbiosis of listed buildings and modern design elements are rare and attractive for buyers and tenants alike. This has been the case in the past and will remain so in the future. For many years, the architectural office Dipl. Ing. Martin Breidenbach from Viersen has made an excellent name for itself, especially in the restoration of architectural monuments. In particular with the nationally renowned renovation of the Liedberg Castle, also located in Korschenbroich and a listed building, the renovation of the indoor swimming pool and sauna landscape in the Viersen district and the Waldorf kindergarten in Viersen, the architectural office founded by Martin Breidenbach in 1987 has proven its capabilities in the use-optimised renovation of historic buildings. When dealing with architectural monuments, the office takes great care to preserve the charisma, originality and identity of the objects and to fill them with new life.

The protection of historical monuments

The listed, historic GartenHaus am Gutshof offers a high recreational value and good infrastructure in the Düsseldorf area. The old horse stable and the barn are, like the entire estate, a listed building in the sense of the Denkmalschutzgesetz NRW.

The profitability

There are many apartments, but few in a historical monument. This results in a very good rentability by apartments with solitary character. The high quality of the project implementation combined with unique architecture ensures maximum security and high investment protection thanks to the experience of a team of experts in the field of monument protection. In the past, rents for listed manor houses were above the average of the surrounding rents. This is based on the quality of the construction and the exceptional architecture of the apartments in the monument. A high degree of economic efficiency also results in possible tax advantages. In principle, exclusive listed buildings also have a very good resale value.

The size of the apartments

The apartments have a living space of about 67 sqm to 150 sqm, on average about 100 sqm.
