PROJECT STATUS: Sale completed.

Old manor house in the surroundings of Düsseldorf

The project

This listed, historic estate, situated in the immediate vicinity of Düsseldorf, boasts excellent amenities and offers a wealth of leisure opportunities. Set in a peaceful residential area with a spacious garden, it borders the restored neighbouring estate and is surrounded by magnificent trees.

In the former horse stable with barn, 11 maisonette apartments and a ground floor apartment with a total living space of 1200 sqm are being built in accordance with the preservation order.

All flats have a terrace and a private garden, as well as access to the large communal garden; those on the upper floors usually have additional balconies or loggias. Everything is designed to allow you to enjoy the peace and quiet of the countryside, away from the busy roads, to the full.

Passing through a grand gateway, you enter the sheltered and peaceful green and residential area of the estate.

Sheltered by a patch of woodland, the 6,500 m² site features 14 garages, 14 parking spaces and three covered bicycle parking areas. The high quality of the project delivery, combined with unique architecture, ensures maximum safety and a high level of investment protection.

The History

The estate was originally a fief of Gerresheim Abbey before passing into the possession of the Poor Clares of Neuss in 1304. Around 400 years later, Heinrich Weidenfeld purchased the estate at auction. A stone above the archway commemorates his son, Peter-Josef Weidenfeld (PJW 1854).

Some time ago, after the estate had already been restored, the Wenner couple, who were still living in the manor house, sold the stables and barn to the current owner.

The situation

This peaceful, car-free park setting owes its quality of life to its spacious lawns, surrounded by tall trees and offering sweeping views of the neighbouring fields. It is a particular pleasure for every resident to enjoy this peace and tranquillity from their own terrace.

Die Ambiente

It is the perfect harmony between historical roots and a modern design language that makes successful architecture a pleasure to live in. Existing building fabric is skilfully combined with industrial-looking beams and constructivist steel-and-glass elements – interspersed with accents of delicate, satin-finished stainless steel. Transparent walls and walk-on glass ceiling elements, as well as atriums, create an airy sense of space, whilst wooden floors in warm natural tones provide a grounding effect.

Country houses featuring attractive loft-style architecture and a blend of listed heritage and modern design elements are rare and appeal to both buyers and tenants alike. This has been the case in the past and will remain so in the future.

The architectural practice Dipl. Ing. Martin Breidenbach in Viersen has, over many years, built an excellent reputation, particularly in the restoration of listed buildings. In particular, through the renovation of the listed Liedberg Castle – also located in Korschenbroich – which has gained national recognition, the refurbishment of the swimming pool and sauna complex in the Viersen district, and the Waldorf Kindergarten in Viersen, the architectural firm founded by Martin Breidenbach in 1987 has demonstrated its expertise in the use-optimised refurbishment of historic buildings.

When working with historic buildings, the firm takes great care to preserve their character, originality and identity, whilst breathing new life into them.

Sketches of the estate

The preservation of historic buildings

The listed, historic garden house on the estate offers excellent recreational facilities and good local amenities in the Düsseldorf area.

Like the rest of the estate, the old stable and the barn are listed buildings under the North Rhine-Westphalia Heritage Protection Act.

Profitability

There are many flats, but few in a listed building. This results in excellent lettability thanks to flats with a unique character.

The high quality of the project execution, combined with unique architecture, ensures maximum safety and a high level of investment protection, thanks to the expertise of a team specialising in the preservation of historic buildings.

In the past, rents for listed country estates have been higher than the average rents charged in the surrounding area. This is due to the high standard of construction and the exceptional architecture of the flats within the listed building.

High profitability is also due to potential tax benefits. Generally speaking, exclusive listed properties also have excellent resale value.

The size of the flats

The flats have a floor area of approximately 67 m² to 150 m², averaging around 100 m².
