Estate on the Lower Rhine west of the Rhine-Ruhr metropolitan region
The project
Green views and lake views. – Living in the heart of nature with excellent connections to neighbouring urban centres.
In close consultation with the monument authority and the LVR a historic, listed estate is being carefully restored into high-quality living space and will shine in new splendour. Ten extremely attractive residential units are being created as separate farmhouses. approx. between 86 and 160 square metres in size, with its own entrance, garden area and carport.
History
The enclosed estate – a four-winged brick courtyard complex consisting of a manor house, stables, barn and other farm buildings – was first mentioned in historical writings around 1790, along with other farms.
Listed building status
Enormous tax advantages through listed buildings. The courtyard complex is a listed building within the meaning of Section 2 (1) and (2) of the North Rhine-Westphalia Monument Protection Act. This can result in highly interesting tax advantages for owner-occupiers and, above all, for investors (rental) due to the increased monument depreciation allowance, whereby a large part of the purchase price is co-financed by the state over the years from the taxes they pay.
Please feel free to contact us for more information on this topic, in addition to consulting your tax advisor. We would be happy to send you further information or provide you with details in a personal meeting.
Listed buildings “pay off”!
The ambience
The perfect harmony of historical roots and modern design language makes successful architecture worth living in. Old building fabric is skilfully combined with industrial-looking beams and constructivist steel and glass elements – interspersed with accents of filigree, satin-finished stainless steel.
Manor houses with attractive loft architecture and a symbiosis of listed building fabric and modern design elements are rare and equally attractive to buyers and tenants. This has been the case in the past and will remain so in the future.
The estate’s architectural firm has made an excellent name for itself over many years, particularly in the restoration of historic buildings.
When dealing with historic buildings, the firm takes great care to preserve their charisma, originality and identity and to fill them with new life.
We would be delighted to arrange an initial, impressive viewing appointment for you. Experience the exclusivity and uniqueness of this property for yourself in a relaxed atmosphere and take your time to absorb the impressions on site.

Profitability
There are many flats, but few in a historic monument. This results in excellent rentability due to their “unique character”. Exclusive monument properties also generally have a very good resale value.
Potential tax advantages also result in particularly high profitability. The buyers of each flat – whether they are investors or owner-occupiers – can therefore recover a large portion of their investment from their taxes over the next 10 to 12 years thanks to the highly attractive monument depreciation allowance in accordance with Sections 7h and 7i of the Income Tax Act (EStG).
Take advantage of the time advantage and contact us for information as soon as possible, as the number of properties is limited.
The initiator and team of experts have over 50 years of experience in the renovation of listed buildings in North Rhine-Westphalia.
The size of the flats
The 10 residential units, most of which are designed as manor houses, have different living spaces.
Rents
Experience shows that rents for listed manor houses are significantly above the average rents achieved in the surrounding area. This is due to the high quality of the construction and the exceptional architecture of the loft apartments.
Quality
The high quality of the project implementation, combined with unique architecture, ensures maximum security and high investment protection thanks to the experience of a team of experts in monument preservation.
The construction progress and quality are monitored by qualified specialists and engineering firms. All specialists have many years of experience in monitoring construction projects or listed buildings. Investors and owner-occupiers receive a turnkey property on the basis of a property development contract.
However, it should be noted that the final plans have not yet been agreed with the monument preservation authorities and the images shown therefore have no legal significance.
home4you also offers letting and management services on request.
